Step 2: Unzip the downloaded file into a separate folder.

Step 3: Connect your Nexus to the computer and remember to enable Developer Mode on both devices. Open CMD and use the command adb reboot bootloader to reboot it into bootloader mode (if you're unable to execute this command, do it manually: turn off the device completely -> press and hold Power and volume).

Step 4: If the device's bootloader is not unlocked, you need to unlock it using the command: fastboot oem unlock.

Step 5: In CMD, use the CD command to navigate to the folder where you extracted the file in step 2. Use the flash-all command to flash all image files onto the device, and you're done.
